How much is the rent?

The rent is based on the property valuation system of the government. This is a points systeem that determines the maximum rent.

How do I pay the rent?

The rent must be paid to us on the first day of the month (i.e. you pay in advance).

When you sign your rental agreement we ask you to authorize us to withdraw the rent automatically every month. Payment by direct debit is mandatory. This means you need to have a European bank account.

It is not possible to pay the rent with your credit card.


What happens if I do not pay on time?

If you fail to pay your rent, we will send you a notice stating that you must fulfill the payment within fourteen days from the date of the email. We will also notify you of the fact that collection costs will be charged to you if you do not pay.

If you do not pay within fourteen days, we will send you a second notice and we will charge you for - in accordance with collection laws - 15% of the rent due, with a minimum amount of € 40,- for collection costs.

If you do not pay the bill within five days of the notice date, we will take legal action. Ultimately it will lead to you being evicted.

The steps described above all follow each other rapidly, so react quickly if you get a notice to limit the costs and damage (which will add up).

Is it possible to apply for housing benefit?

You can apply for housing benefit if you are 23 years or older. The amount of the housing allowance depends on your personal situation.

To obtain housing benefit, the government has established 2 categories:

1. If you are under 23 years of age, you will only be eligible for housing benefit if the rent is less than € 414,02 per month. Since the rent for an apartment at Student Experience exceeds the prescribed limit, it is not possible to apply for housing benefit if you are under 23 years of age.

2. If you are at least 23 years of age, you will only be eligible for housing benefit if the rent is less than € 710,68. Since the rent for an apartment at Student Experience is lower than the prescribed limit, it is possible to apply for housing benefit if you are 23 years or older.

When calculating the rent allowance you have to stick to the basic rent. For furnished apartments you also calculate with the basic rent, so excl. € 90 for furniture.

When can the rent be increased?

Each year, the rent is increased on the 1st of July. You will be notified of this before the 1st of May. The Ministry of Internal Affairs determines the maximum percentage increase for the rent. 

Do I have to pay a deposit for the apartment?

Yes, you must pay 2 months’ worth of rent as a deposit. We will refund (the remaining amount of) the deposit to not later than two months after termination of the tenancy. This information can also be found in your rental agreement.
